WHAT TO EXPECT WHEN YOUR HOUSE IS BEING REMODELED

  • Personal belongings should be moved to another location in your house out the way of the project so it will not get dirty or damaged.

  • Your house might get dusty.

  • There will be a mess or debris to clean up.

  • You will not be able to use the area that is under construction while operating.

  • There will be noise pollution due to demolition power tools and other things.

  • You should expect trusted and qualified people when working.

  • Water and electricity could temporarily be down for periods of time if plumbing and electrical is involved.

What we do to mitigate these things to ensure you have the best experience possible.

  • We block off areas that will get dusty.

  • We help move personal belongings to safe places.

  • We clean up at the end of every day.

  • We will try to minimize the amount of noise produced during projects.

  • We only send trusted and qualified people to every project.

  • Water and electricity will only be down for short periods of time.

Projects that help increase home value.

Many homeowners wonder, “what are the best projects to increase your home value over time with the best overall ROI (return on investment)”. Here are the top 4 home improvements you can do with the best ROI.

1. According to HGTV, the average return at resale for a minor bathroom remodel is 102%-

Meaning if you were to resell your home you would get a full return on your money for that investment.

2. Landscaping is a great way to keep the exterior surroundings of the home looking beautiful. Keeping the exterior of your home looking as good as it does inside is just as important or resale value. Wondering if it’s worth it to invest into this project? Well, the average return on investment for a landscaping project is about 100%-  meaning to get a full return on your investment, so I would say it’s definitely worth it to do this project.

3. The kitchen (my personal favorite) is one of the most used rooms of your home, it has become the center of attention in every house remodel and everyone sees this part of your house the most! Of course, this is not as high for return on investment, 98.5%, I personally think it’s because of the fact everyone wants to remodel their own kitchen, it’s something that you can be picky with, design, and enjoy when you remodel it for your own use, so I suggest do this when you buy the house, not when your selling, so you can enjoy this luxury you are creating! It’s a great investment for your home.

4. Need an extra bedroom but don’t want to add another wall or addition on your home? Consider converting your attic into a bedroom. The median home value is still increasing in Colorado.  The average return at resell rate is 93.5% for converting your attic into a bed room it’s a investment you want to keep in mind

The median home value is still increasing in Colorado. And even if you’re not considering selling, and just want to live in your beautifully remodeled home- it’s worth it! I know the idea of spending quite a bit of your savings is scary, but investing in your investment is probably one of the smartest things you'll ever do. The more care you give to your home while you live in it, the more it will be worth when you’re ready to leave it.

Carpentry

Carpentry is the activity or occupation of repairing or making things out of wood. This could be cabinets, walls, doors, trim and more.

What makes a good carpenter?

Well first of all good carpenters have good listening skills. This is needed so they can take down and process accurate information about measurements, dimensions, ect. Along with this they must be able to communicate well with other co workers and be able to see the full scope of jobs to estimate approximately how much supplies are needed for each job.

Not all carpentry is the same. There are actually different types of carpentry for different tasks. There is rough carpentry which includes structural and frame work. They handle the building of walls, doors and different types of structures.

First there are joysters- they lay a floor joist which holds the floor. Joists are connected to structural beams. They serve to provide stiffness to the subfloor sheathing allowing it to function.

Then there are trim carpenters.-This includes installing crown molding and trims like mantles and ornamented work.

Cabinet makers-They can create/make custom furniture such as kitchen cabinets, dressers, TV stands, closets, wardroms and more.

Roofing carpenters-They deal with rafters, beams, trusses of roofs to open up rooms. It will also take a roofing contractor to get things done.

Jointer/finisher- They deal with the lighter work of things. They handle fittings, doors, windows, furniture, and fine details of the project. (jointer are finishers) (carpenters build)

Getting a project done right requires all the right people at the right time. D&Js construction has all the qualified technicians for any project that we take on. There is no project too big or too small for us to handle.

 Paint and stain

Paint and stain are pretty much the same thing when your talking about functionality of the two. Both paint and stain provide protection and color to whatever your are you are doing.

What is the difference between paint and stain?

Well stains are a lot thinner than paint is. It is like oil. When you apply stain it will soak into the surface of the material other than adding a coat to the surface of it like paint does.

Paint happens to be the more expensive option per gallon and it takes more time to apply paint vs stain because you also have to have primer applied as well. Plus there are more options of colors to choose from vs stain.

On the other hand, stains have advantages as well. One reason for this is because it is easier to apply to material and it's easier to recoat the stain that it dulls out with time. And for the most part you do not have to prepare the surface with primer which saves you time. One of the best parts about applying stain is that it complements any texture of wood you're working with. Some stains are used for concrete but most of the time it is used for wood. Plus the stain does not chip like paint does.

Does paint or stain last longer?

Many people would believe that stain could last forever because of its ability to soak into the material and become apart of it, but nothing can last forever. Stain has to be redone every 2-4 years.

Plumbing

Plumbing is a system of pipes and fixtures installed in a building for the distribution and use of potable (drinkable) water and the removal of waterborne waste. It is usually distinguished from water and sewage systems that serve a group of buildings or a city. Plumbing.

Types of plumbing

•Copper pipe

 •Galvanize steel

•Cast-iron polyvinyl

• Chloride PVC plastic

• CPVC plastic piping

• Crosslinked polyethylene pipe

  The differences between each pipe

           Copper

Copper is the most traditional material when it comes to plumbing. Copper can last a long time and is very reliable. It also provides superior corrosion resistance. This means that it can withstand damage caused by oxidation or other chemical reactions. Copper is also very manageable so its easy to work with. It works with hot and cold temperatures and you can use this indoors and outdoors. The best thing about this is that it resists the growth of bacteria and ensures safety. The only thing about this material is that it's expensive and may corrode if the water is acidic.

    Cast Iron

In the 1960’s this material was most commonly used in households. Part of this was because its cheap and easy to install. It can also withstand high water pressure, but this material is prone to failure. This is because its gets rusted easily and we no longer use it today.

    PVC

2nd  to copper PVC is the most commonly used material. The good thing about PVC is that it does not move and does not corrode like copper. Its also very easy to install and is very cheap compared to copper, but that does not mean itr cannot break or crack if its not handled properly. PVC can only be used indoors. PVC is also only made for cold water.

CPVC

Chlorinated polyvinyl chloride is a yellowish plastic that is made for hot water. This material was invented to withstand high temperatures. It has its advantages compared to copper as well. It will not corrode as easy as copper. It also takes 25% less time to install compared to copper pipes. The disadvantage is as agonist copper is that it can't stand really high temperatures like copper does. If CPVC was to experience high temperatures like that it would go into high thermal expansion- meaning that it will expand and shrink in different temperatures. This material is not good for various changing climates.

Pex Pipe

This material is cross-linked polyethylene. This material is fairly new to the plumbing field. (Its only 20 years old). It's very flexible and very easy for a plumber to use. It's also very fast to install, and good at resisting freezing because the material is flexible. If this material is not installed correctly pipes will make noise when in use. It also cannot be used outside unless special coating is used.
